House Rules

-This property is on a septic system, do not flush anything except toilet paper down the toilet as it will cause a clog and damage the system. No wipes or any other hygiene products should be flushed - You may smoke only outside. If it is discovered that a guest smoked inside, guest will be charged an additional $750 cleaning fee, plus any damages. -No unauthorized guests/visitors. All guests/visitors must be approved by the host. Any unauthorized guests/visitors will be charged $200 per person. -We have external security cameras on our property to ensure the safety of all guests. Do not tamper with the cameras or cover them up in any way. Non-compliance will result in guest removal from the property and the entire reservation being canceled without a refund. -No fireworks of any kind are allowed to be set off on our property. -Any guest booking our property through their Airbnb account must be staying as a guest on the property. -Please be mindful of our quiet hours: 10 PM-8 AM - No EV charging

Guests will have access to their unit, the outdoor entryway, parking out front and have access to the fire pit, which is typically about 20-30 feet from the unit. There is a large shared grassy area that has a hammock, corn hole and ladder toss.

Property & home were very clean and matched the description and photos perfectly. The location is great for exploring the wine trail and restaurants in the daytime with great outdoor space for evening hangs. Would be a great property for larger groups to rent the adjoining home(s) to create a mini private community!

sehr schön eingerichtet und sauber. Colin hat uns eine tolle website mit hausregeln, reiseführer und allem was man braucht vor check in geschickt. Er war sehr flexibel und hat uns zeitiger einchecken lassen. Es ist direkt neben einer Hauptstraße, abwer nachts war wenig verkehr und wir konnten trotzdem sehr gut schlafen. Die vinejards in der Nähe waren klasse, man ist in 20 min am Watkin Glen state park, sehr gut gelegen.

We stayed here for 2 nights and wish we could’ve stayed longer! It was the perfect place for a quick getaway. Easy drive to all the wineries and restaurants. Great little place to stay!

The Farmhouse was a perfect spot for a little getaway with my wife, daughter, and hound dog. There are multiple wineries within miles. The yard was spacious and we'll kept. The fitepit was perfect size and was fun to hang out around at night. The coffee bar was super cool and makes me want to build one in my own home. I would highly recommend staying at The Farmhouse.

We loved our stay here, decided to make a last minute wine tasting trip and it was the perfect place for our dogs to run around and it is right in the middle of the wine trail. 10/10 would recommend!
