House Rules

-This property is on a septic system, do not flush anything except toilet paper down the toilet as it will cause a clog and damage the system. No wipes or any other hygiene products should be flushed - You may smoke only outside. If it is discovered that a guest smoked inside, guest will be charged an additional $750 cleaning fee, plus any damages. -No unauthorized guests/visitors. All guests/visitors must be approved by the host. Any unauthorized guests/visitors will be charged $200 per person. -We have external security cameras on our property to ensure the safety of all guests. Do not tamper with the cameras or cover them up in any way. Non-compliance will result in guest removal from the property and the entire reservation being canceled without a refund. -No fireworks of any kind are allowed to be set off on our property. -Any guest booking our property through their Airbnb account must be staying as a guest on the property. -Please be mindful of our quiet hours: 10 PM-8 AM - No EV charging without prior host approval

Guests will have access to their unit, the outdoor entryway, parking out front and have access to the fire pit, which is typically about 20-30 feet from the unit. There is a large shared grassy area that has a hammock, corn hole and ladder toss.

Colin's place was absolutely perfect for a girl's weekend at the wineries! Directly along the Seneca Lake Wine Trail. The coffee bar and decor was fabulous. Colin was friendly and super responsive. Would definitely stay here again!

We booked on less than 24 hours notice over a holiday weekend and Colin could not have been more responsive, accommodating, or welcoming. The place was ready and perfectly spotless for us when we arrived, and everything about the property exudes thoughtfulness. From the firepit positioning to make each one feel totally private, to the stocked coffee bar and bathrooms, you'll continue to be amazed at the little bits of consideration that others may not take the tome to care about. Colin's operations manager Alana is also AMAZING. So friendlu and outstandingly helpful--above and beyond by a mile. You're close to so much here but in a private setting. Just perfect. We will be back for sure!

Perfect amount of space for three of us to stay. Very peaceful setting with a slight view of the lake. The location was very convenient to wineries. I especially appreciated the ability to bring my dog with me! Colin was extremely responsive and an excellent host. Highly recommend this place.

The Wine Nook was the perfect place to stay while my husband, dog, and I were having some work done in our home. There was plenty of room for the 3 of us. Even though we still had to work during the day, the evenings still felt like a mini-vacation. The bed in the first room was more firm than the bed in the second room (the room with the door). Both were comfortable. The whole space was very clean and modern. We cooked a few meals there, but the coffee and wine bar was one of our favorite amenities. The location is perfect to visit some of our favorite places on this side of Seneca Lake within a 15 minute drive, yet it felt private. While it was too snowy to enjoy the fire pit area, we did sit outside while the dog played in the snow and we could hear animals in the distance. We had an issie with accessing the space at first, and Colon responded with a solution within minutes. We are planning a trip with friends and hope to come back to this space!

Our weekend getaway was more than we could have asked for. The stay was peaceful, beautifully decorated and comfortable. We ended up staying in another one of their properties due to a another guest needing to stay. We can’t wait to come back!
