Light sleepers may want to bring earplugs ✦ Property is on well water and septic — the water is completely safe and tested, but due to natural minerals in the area you may notice a faint sulfur smell even with our water softener in place. We provide a Brita water purifier pitcher for your convenience ✦ Firewood not provided — available nearby at Fastrac in Ovid or local roadside stands (seasonal) ✦ Lawn maintenance typically Thursdays, 10am–3pm 🐾 Dog policy: These are duplex units — even with our soundproofing, dogs can be heard barking through the wall. Please only bring a dog you're confident won't bark, whether you're in the unit or out for the day. If you do leave your dog alone, we ask that they be crated. This keeps things peaceful for every guest on the property.

House Rules

-This property is on a septic system, do not flush anything except toilet paper down the toilet as it will cause a clog and damage the system. No wipes or any other hygiene products should be flushed - You may smoke only outside. If it is discovered that a guest smoked inside, guest will be charged an additional $750 cleaning fee, plus any damages. -No unauthorized guests/visitors. All guests/visitors must be approved by the host. Any unauthorized guests/visitors will be charged $250 per person. -We have external security cameras on our property to ensure the safety of all guests. Do not tamper with the cameras or cover them up in any way. Non-compliance will result in guest removal from the property and the entire reservation being canceled without a refund. -No fireworks of any kind are allowed to be set off on our property. -Any guest booking our property through their Airbnb account must be staying as a guest on the property. -Please be mindful of our quiet hours: 10 PM-8 AM - No EV charging Parking & Driving: Please keep vehicles only on the driveway or designated parking spots. Do not drive onto the grass or around the property without prior approval. The property has septic systems and wells, so driving off designated areas can cause serious damage and create a safety hazard.

Guests will have access to their unit, the outdoor entryway, parking out front and have access to the fire pit, which is typically about 20-30 feet from the unit. There is a large shared grassy area that has a hammock, corn hole and ladder toss.

We booked the "Wine Nook" for 3 nights. It was perfect for four people (and our dog!) - great space, super clean, plenty of basic supplies and the well-stocked coffee bar was such a welcome bonus. Colin (the owner) made the booking process easy. His communications were timely and clear. We would certainly stay again!
