Light sleepers may want to bring earplugs ✦ Property is on well water and septic — the water is completely safe and tested, but due to natural minerals in the area you may notice a faint sulfur smell even with our water softener in place. House Rules

-This property is on a septic system, do not flush anything except toilet paper down the toilet as it will cause a clog and damage the system. No wipes or any other hygiene products should be flushed - You may smoke only outside. If it is discovered that a guest smoked inside, guest will be charged an additional $750 cleaning fee, plus any damages. -No unauthorized guests/visitors. All guests/visitors must be approved by the host. Any unauthorized guests/visitors will be charged $200 per person. -We have external security cameras on our property to ensure the safety of all guests. Do not tamper with the cameras or cover them up in any way. Non-compliance will result in guest removal from the property and the entire reservation being canceled without a refund. -No fireworks of any kind are allowed to be set off on our property. -Any guest booking our property through their Airbnb account must be staying as a guest on the property. -Please be mindful of our quiet hours: 10 PM-8 AM - No EV charging without prior host approval

Guests will have access to their unit, the outdoor entryway, parking out front and have access to the fire pit, which is typically about 20-30 feet from the unit. There is a large shared grassy area that has a hammock, corn hole and ladder toss.

We enjoyed the Last Light / Lake House and the wonderful accommodations. The home was very comfortable and had all of the amenities we needed. Colin made it so easy to check in and responded to our questions very quickly. The location is perfectly located to visit the beautiful state parks as well as the numerous wineries and waterfalls in the Finger Lakes Region.

Our stay in this home was wonderful . The location is great to visit some of the local wineries and to go into Watkins for dinner and some fun experiences there. The house was clean, decorated beautifully, and there were several thoughtful amenities provided. Colin is a great host and was very accommodating. Communication was great and Colin was responsive in a timely manner to ensure that we had the best stay.

The Lakehouse was stunning right as you walked in! It looks exactly like the pictures! The coffee bar was a really cool touch and although the weather didn’t hold up for a fire, I loved being able to have a personal fire pit if it did! Colin was extremely flexible and was able to get me into a property last minute which was really appreciated! As soon as you get approved, Colin shares a guide book that includes all of the local activities and restaurants you can do which was very helpful when looking for local wineries, breweries, and distilleries. This was very helpful for me as I am not from the area. When I come back up to the area, I will definitely be looking forward to staying in another one of Colin’s properties too! The Lakehouse was a perfect place for my wife and I -- close to many great wineries in the area. It was spotless and very comfortable during a few very cold days. Colin was super responsive and made sure we had everything we needed. We will look to stay at one of Colin's properties for our next trip!

Colin was a wonderful host. He was very quick to respond to my messages. There was an issue with the refrigerator in the first space we had reserved, and Colin reached out to us before we arrived to switch our stay to another one of his homes. We really appreciated this, as we had already planned on making a meal there, and did need to utilize the refrigerator. The space was as described. It was clean and comfortable for the 4 of us plus 2 dogs. It was a convenient location to all the wineries and breweries. The outdoor space looked very nice, and we would have loved to use it if it wasn’t snowing. We would definitely book with Colin again!
